What does it cost?

The best way to establish what is needed to style your property is for us to view the property. Then, we’ll be able to give you a detailed, written quotation. There is no cost involved for us to do this. As an indication…

Vacant homes

APARTMENT/UNIT with a small outdoor balcony or courtyard, living area, small dining space, master bedroom, bathroom and kitchen décor.  From $2,200 + GST  (Additional double/single bedroom from $500 plus GST)

3 BEDROOM HOUSE/TOWNHOUSE/APARTMENT/UNIT with a small outdoor balcony or courtyard, living area, dining space, master bedroom, two additional bedrooms (double/single), up to two bathrooms and kitchen, from $3,495 plus GST

Additional spaces: extra Bedrooms: $400 – $650, second living area/family/rumpus rooms: $700 – $1,250, study or entrance hall: $350 – $500, outdoor areas: $500 – $3,500 (all plus GST)

Occupied homes

Over the past 18 months our styling & staging costs have ranged between $1,500 – $5,500 + GST.  We cannot estimate the costs involved over the phone but, at no cost, we will visit your home and ascertain what is required to present your property at its best.

What is included?

  • Consult at the property for no charge – Vacant or Occupied properties
  • Delivery and collection of all DHT inventory
  • All display linens for bedroom/s and bathrooms
  • All décor; lamps, artwork, cushions, etc.
  • Property styling (this includes hanging our art)
  • Insurance – Public Liability cover; Fire & Theft cover (our Staging Agreement has full details).

How can I pay?

A 20% deposit is required at the time of booking us by direct deposit into our bank account. The balance is payable a minimum of 3 days prior to the delivery of furniture etc. by direct deposit into our account or by cash. We are also able to offer payments via PayPal – a PayPal service charge will apply.

How long will the staging and styling take?

This will depend on the size of your property. Typically it will take us from 3 to 8 hours. We have been known to style for over 12 hours though – 2 very large homes!

What is the lead time to book property staging?

In majority of cases we require at least 2 weeks notice of the proposed photography date. This will ensure that we are available to meet your Agent, the photographer and most importantly, your expectations.

The team at Dynamic Home Transformations decorated and furnished our unit in Frankston for sale in March 2017. We were thrilled with the result. We achieved well over our reserve and, with their styling, were able to attract two owner occupiers who battled it out at the auction, both wanting to live in the environment that Lynette & Gary had helped us to create.

The little details of giving the property a final clean up spruce before the photos and on the day of the auction plus their willingness to change a couple of things we requested was fantastic. They listened to our needs, exceeded our expectations, worked very co-operatively with the real estate agent and drew many compliments from prospective bidders on how they had presented the property.
